yeah, good to see you. Yep. I'm a real estate developer investor and I teach locals how to become developers in their community. And today guys, we just wanted to say thank you for everything that you've done for us this year. Our listeners, our guests, Raphael, even just joining and creating this podcast with you. This has been something awesome. And I know we've talked about it before, but this is definitely the highlight of my week, being able to meet cool guests and talk and hang out with you.
