Is it worth pursuing development outside major cities?
Absolutely. While major cities get the spotlight, small towns and rural markets are where a lot of untapped opportunity lives. These markets are often overlooked by big developers, which means less competition and more space for locals to lead.
Here’s why small-town and rural development can be so powerful:
The challenge? You’ll wear more hats. Zoning boards may meet less frequently. Contractors may be harder to find. And financing requires building trust. But the payoff both financially and personally can be huge.

Start with what the community clearly needs:
How do you convince a bank in a rural market?
Should I target residential or mixed-use?
Mixed-use can be a win in downtown corridors but requires more complexity (retail leasing, design, etc.).
